What is an ID1 Form?

An ‘ID1’ is a form used to certify a person’s identity and is required by HM Land Registry where a party is not legally represented in a property transaction. The form helps to protect against identity fraud.

The completed ID1 Form will be submitted to HM Land Registry when an application (for example to register a sale) is lodged.

Why do I need a solicitor to complete an ID1?

If you have a conveyancer acting for you in a property transaction, they will verify your identity as part of their instruction. If you do not have a conveyancer, you need to make alternative arrangements to show that you are who you say. Only certain categories of people can complete an ID1 Form, and a solicitor is one such category.

How long is an ID1 form valid for?

Once the ID1 Form has been signed and dated, it and the related application must be lodged within 3 months. 

Property transactions can take a number of weeks or months, and so it is best to complete an ID1 Form as close to the conclusion of the transaction as possible. On a sale, this will usually be just before contracts are exchanged. If the transaction is a Transfer of Equity (for example where a property is being transferred from the names of two people to one person), it should be completed as near to the completion date as possible. That way you avoid the risk of having to re-sign the ID1 Form.

What will the Solicitor need?

The Solicitor will need to be provided with original identity documents. We will require you to show us at least a full valid passport or current photocard driving licence. Because solicitors have to comply with anti-money laundering regulations, we will also ask to see evidence of your address, and so you should bring along either a Council Tax demand for the current year, Mortgage Statement for the mortgage year just ended, or a utility bill no more than 3 months old.

You will also need a passport size photograph, printed on photographic paper, as the solicitor will need to sign this and attach it to the ID1 Form. 

How much will it cost?

At Johnson Astills, we charge £150 plus VAT to complete and sign an ID1 Form. This covers the opening of a file, meeting with you, checking and taking copies of your identity documents, completing, and signing Section B of the ID1 Form, writing to you to confirm what we have done, and responding to the Land Registry when they contact us to confirm that we completed the ID1 Form for you.
