What is an ID1 Form?

If you are purchasing or selling a property or registering a mortgage or lease but do not have a solicitor acting for you, the Land Registry needs to be sure of your identity and that you are who you say you are. This is to safeguard against any fraudulent transactions.

Can I complete the ID1 myself?

The Land Registry cannot just take your word that you are who you say you are. You must therefore have your ID independently verified by a professional from a limited list of professions. One of the professions listed are Solicitors.

How do I complete an ID1?

If you instruct a Solicitor, you will need to take a number of steps to allow the Solicitor to verify your ID. These are as follows:

  1. You should complete your personal details on the ID1 (Section A)
  2. You must obtain a recent Passport Quality Photo (e.g. from a Photobooth). This must be in colour and on Photographic Paper
  3. You must bring two forms of ID with you to the appointment.

What forms of ID are acceptable?

You must have one of the following with you to be verified by the professional:

  • Passport
  • Driving Licence
  • Biometric Residence Permit

If you do not have one of the above, you must have two of the following:

  • A credit or debit card, supported by an account statement not three months old
  • A utility bill less than three months old
  • A council tax bill for the current year
  • A council rent book showing the rent paid for the last three months
  • A mortgage statement for the mortgage accounting year just ended
  • A current firearm or shotgun certificate

The statements listed above must be postal statements. An electronic statement that you have printed will not be sufficient.

How much does an ID1 cost?

We will need to open a file for your matter, meet with you, complete the relevant paperwork and identification process and answer questions from the Land Registry when they deal with your ID1 paperwork.
