What is a Property Information Form?

The Property Information form, known as the TA6 form, is a detailed questionnaire about the sale property that sellers are required to complete and return to their solicitor / conveyancer.

The form is designed to give the potential buyer(s) as much information as possible about the property before they agree to the purchase.

How do I complete a Property Information Form?

Each section of the form must be considered and completed carefully and truthfully, to the best of your knowledge. Although property law is governed by “caveat emptor” the legal principle that means “buyer beware” and places the responsibility on the buyer to perform their own due diligence and inspect the property, any information provided in the forms is still be relied on by the buyers. It is therefore important that the form is completely as accurately as possible.

The Property Information form has a number of sections that should be completed, including:

  • General information – eg address, if the property is leasehold / freehold
  • Boundaries
  • Disputes / complaints
  • Notices / proposals
  • Alterations, planning permissions, building control
  • Guarantees and warranties
  • Environmental matters
  • Rights of ways or shared amenities
  • Charges – such as service charges or ground rent
  • Parking arrangements

What if I am selling a house that I do not live in?

You may be selling a property that you do not know a lot about, for example if you are selling as an executor. If you do not know the answers to any of the questions on the form, or cannot find out the answers, you should make clear that your response is “not known.” It is important that you do not guess the answers.
